You are correct, many of these areas are sensitive to location.

Obviously that $300-$500 can add up if you're dealing with a cheap property with a sensitive cap. 

On the management side of things the providers PM evicted my tenant during this time without telling me and fails to take care of the mold issue which was time sensitive with the board of health

Tampa and St Pete are  sensitive to being on the right  right side of the highway and  street.

That being said, you also have a lot more holding costs and probably sale sensitivity to things like mortgage rates and the economy. 

The real estate market is time sensitive, so you need an agent who will let you know quickly where you stand with your current buying or selling situation so you can move on quickly to another property or potential buyer.They’re proactive.
