It's super easy, tenants find it simple to fill out applications and make payments via the portal, you can upload all their docs so both of you can easily access anytime, they also market your listing.

I don't use their lease agreements - I use biggerpockets pro lease agreements, have them sign it docusign, then I upload via apartments.com portal. 

Wanting to start putting systems in place we started using Tenant Cloud and put 2 new units on there and all renewals/new acquisitions will pay through ACH on the portal.

Looking for apps that are good at listing, screening, collecting payments/ rents, collecting and tracking maintenance requests and generally have portals for your resident/ client.

Currently, I give them the option of either mailing me the payment to my PO Box, depositing it directly into my property account using specialized deposit tickets or paying through my online portal.

You'll need a portal to do that which will act as an intermediary between your bank and your renters.

Most of my tenants use electronic payment through our Apartments.com portal, which used to be Cozy.co .
