Am I missing something that screams impossible?

For regular "sell us a house" websites we track, average conversion rates (defined as new visitors who call or fill out a form) for *organic* (non-paid) traffic are 3-4%, but keep in mind those numbers can swing a lot until you get a longer history with more conversions.

I would not mind paying up for something with a view if it is a good investment or paying cash if it is a screaming deal (would have to sell stuff and pay taxes so...) but I don't know the market...and I hesitate to take advice from someone in sales (realtor) plus still chewing on the idea.

You might even have decent luck wholetailing.Of course that's just my limited understanding as someone that has spent time there as a visitor/tourist.
