Corpus Christi advice?

Hi. Thanks in advance for the advice. :-) My niece graduated with a degree in marine something or another from A&M CC and has a lot of student loan debt. She wants to remain in the area and I would like to help her by investing in a rental for us to "partner" on. She is renting in Flour Bluff. What areas are safe for a single female and a good investment and cheap? Tall order I know. I would not mind paying up for something with a view if it is a good investment or paying cash if it is a screaming deal (would have to sell stuff and pay taxes so...) but I don't know the market...and I hesitate to take advice from someone in sales (realtor) plus still chewing on the idea. Also OIL????? Is oil hurting the market in Corpus, and if not, how soon do you expect oil to depress demand? Any opinions appreciated, especially area recommndations. Near A&M or DelMar? Any areas being revitalized but not creepy/burgler bar areas? Thanks.
