Too bad there are so many scams built around this strategy, that's where I caution others.Joel, you have a great plan as well, it's smart to build your business around 2 or 3 main themes to address business cycles in RE.Build a business, not a job!

While yes, we have these, we can not share them with anyone and I am betting this will be a common theme.

For a bit of context, our rental is in a large college town and is very athletics centric, so right off the bat (pun intended) I like having a sports heavy theme.
