Great returns in those type of neighborhoods and if it isn't a war zone you can actually find long term stable tenants, ones with government checks are the best (SSI, disability, section 8, etc).

Right now, they give them $750/month in disability and they're pretty much on their own and their f*d up relatives who are their payees usually steal a couple hundred of that from them every month. it's tough out there.
