Many times the city will have a portal where you can search for code violations. other times they keep a nice list on their open data portal and you can export  a csv with all the relavent info. 

I have multiple rentals, and now its getting to the point where I want to be more professional. before I had sfh so it was easier to be more personal, but now with 4 plexes and 8 plexes under my belt, I'm thinking I should have a online portal to pay rent and do the whole thing right.

I'm talking about managing 10 units/properties or less.TrueRent.com offers tenant application and screening, rent collection (free for both parties), tenant portal for communicating with landlord, and some pretty good reporting tools too.

They have a decent online portal and do respond appropriately.

However, any agent can set you up with a portal that allows you to see a trimmed down version of the MLS.

I was blown away that Appfolio can not setup real-time access for owners, there just is a ridiculous "owner portal" where they periodically post reports.Anyway, I guess the answer is "it depends".
