Best Software for Landlords?

I could only find old threads on this which recommended Rentec Direct and Truerent because they were previously free for landlords with only a few units. Both seem to have done away with their free versions. Are there currently any free software options? Looking for something to list property vacancies, screen renters, e-sign contracts, keep track of expenses, and collect rents/disburse payments electronically. We only have 4 units now but hoping to add 10-20 over the next few years. If we have to pay $15/month I'm sure it will be money well spent but if anybody knows of equally good free options I'm all ears. Also of the Working on a tight budget. Thanks!

I use Propertyware.com and I'm very pleased. It's scalable by price/units to cover your needs. What I like most is that it's an all in one cloud software. You can set up your marketing ahead of time and when a unit becomes vacant, with a flip of a switch my property, with pictures, ports out to several main sites.

It tracks my assets and associated dates. When a client files a work order, which they can do from the tenant portal, say for a garbage disposal not working. I can quickly see the last time one was replaced

All bills/payments are entered and at tax time I quickly generate my Schedule E's to give to my accountant

There are many canned email and form letter templates as well as the ability to create your own

For someone who's looking for everything in one package, I highly recommend it.
