.- Listen to pod casts to try and figure out what others are doing.- Feel insecure that you don't have enough money to invest in real estate.

Can they remove the items, but put them in a storage pod instead of on the curb? 

I have listened to some BP pod casts where you can wait a year and buy another "primary residence" for the 5% down and use our old house for rental as a hack.

If they can do a loan mod and keep their home, awesome, they kept a home for the family and I have no reason to help them reach a decision to sell in those cases.But by presenting options, helping them understand all their options, helping them works through some of them realizing that option wont work for them, then understand how selling is a real option, often the best option, then you'll have a better chance at a deal.As for value.  

I listen to pod past, read books for 3 plus years.

I would put it at 1 in a hundred will make it as a wholesaler or flipper of some sort that is just rely ing on on line or reading books to learn the business.. you get no synergy with online or books.. the value to coaching or joining a RE firm is the networking and actually talking to people that are successful in the business..Where I see people get sucked into thinking all they have to do is pay a coach or a Guru or all they have to do is spend 4 years listening to every BP pod cast and they will all of a sudden become a success in RE that's just not reality...

I had a project where I removed the old house off the foundation and set a new mod right on top of the existing foundation.
