I personally use Cozy for property management, Calendly for scheduling showings, and Google Calendar for tracking important dates.NOTE: I'm not looking to compete with any software/calculators created by BiggerPockets.

The issue is the third potential roommate has not yet gotten his co-signer to fill out an application and do the proper checks (I have been using Cozy).  

Seems like there's a real lack of a cozy, simple modern cabin with a view. 

Do people have experience with COZY for background checks for potential renters?  

Most people probably have 0 interest in dealing with what comes with that.My primary residence is in 19805 and it's a very quiet, cozy block.

I provide them with the application link and inform them that Cozy charges $39.99 application fee for background and credit check.

Cozy seems like a good alternative and it's free (haven't read the fine print yet).

However, within the confines of this planet, you're asking the wrong people/person that question.
