Wilmington area in Delaware

Hi BP members. Looking for some guidance here.

I found few multi-family rental properties in Wilmington, delaware area - zip code 19801 - 19806 with positive cash flow. This will be my 1st investment property. 
I personally live in New Jersey and never been to Wilmington before. Planning to make a trip this weekend to look around area. Wanted to get feedback from BP members on location and community. Given the fact that I have no prior experience before, will this be a good place to start with?
