In the tourist areas you have potential with short-term rentals, but Samaná and Las Terrenas is a little far away from the closest airport.

The closest thing to pre-approved is getting an letter of intent (LOI), which usually means you're deal has been mostly underwritten and we are just waiting for appraisals to come back.  

The closest "Big Town" or Walmart is 45 minutes away, lots of times without another car on the road.

You're best to work on your network closest to you...that know and trust you.

Other than protecting the public from scammers or people who don't have a clue as to what they are doing, I have nothing at steak in defending or attacking wholesaling activities that are carried out by assigning contracts.All is not lost, you can do basically the same thing a wholesaler does by taking title so you can sell.

The real drive for us to buy a STR in central/western MN area like Fergus Falls is that my wife and I want to get a property that will cashflow well first, and will also be close to our family, closer to the MN/ND border - so Fergus Falls is the biggest area closest to that.I definitely noticed as I reviewed the other listings on AirBnB that most of them are lake cabins, east of Fergus Falls in the lakes area, but I wasn't sure whether I should interpret that as that's where most of the consumer interest is, or if the immediate Fergus area was just less developed.I live in the Lansing, MI area, so we've got some decent LTR properties available here, and I think I'm going to be focusing on STRs first, both in Lansing, MI and in the Fergus Falls/Lakes Area of MN, and then look to add LTRs after that.I'll DM both of you for more info - I appreciate it!

Tons of families move to these areas to give their kids a better life especially coming from california, I speak to this only because I myself am originally from california and I find that those two areas of the valley are the closest thing to california feel.
