What are way that you can find help with the 20%down payment? Just starting out that's where the struggle is. Is there any kind of place to find people that will loan this?

You've stumbled on what I think is the hardest part of investing...getting partners to pony up when you get started. I just answered another post about potential investors talking a good game only to get alligator arms when it comes time to reach for their check book. You're best to work on your network closest to you...that know and trust you. If you're just starting out, start small. Don't get too far over your skis and build a track record. Slowly increase your capital requests and raising efforts as you gain more and more experience with a greater track record. That's the best advice I can give when starting out.
