I agree with the comments above.....I wouldn't mind owning buildings next door to each other, but you need to price it using the C/C- cap rate which should be higher....

As mentioned about look at your HD or CC you used to tally up the expenses.

I've seen estimations of CC's being int he 3% - 6% range of total price?

I would say it's a C/C- area, but we are having problems with this property like it would be in the worst warzone.

Yes, if the agent is dragging their feet, by all means, bypass them with a cover letter explaining their agent isn't being cooperative, I'd put a cc on that cover letter to the RE Commission and my attorney.
