C class PM recommendations

Hi everyone

I have a tri-plex in Harlandale. I would say it's a C/C- area, but we are having problems with this property like it would be in the worst warzone. We already had everything from evictions to theft to squatters and more. I am pretty unhappy with how my PM is handling the whole situation. They are just reacting to events as they happen instead of being proactive to try to make it better. I understand this is a headache for them as well and I would assume that they would want to turn it around to make it easier, but it really does not look like it. So I am looking for a PM that has experience in areas like this and does not cost an arm and a leg. I have already looked into some PMs that are frequently recommended here on BP, but they have minimum fees of around $120 per unit/month which would be a 20% PM fee and that is just too much for me.

Any recommendations would be appreciated.

Hi all, I work at Great Jones. Just wanted to clarify that we do not have a $120 minimum. Pricing would depend on the specific home and rents, but there is no concept of a $120 minimum. Usually $99 is the minimum we go with for lower rent units. Maria, let us know if you want to learn more.
