It is NOT the property that draws C or A class tenants ... it is the neighborhood ... if it is a C class neighborhood, you can do all the improvements you like, but you will still end up in the long run with a C class property and C class tenants.

Drove out to see some neighborhoods here in Atlanta where I found CashAmerica locations on Yelp (Brookview Heights Pomona Park, Lakewood Heights, Custer/McDunough, Thomasville Heights), and they all looked like C or even D-class neighborhoods (boarded-up buildings, vacant lots where people dump their trash, etc.).
