Do you have such a long horizon?

Ive visited Vegas a few times driving around neighborhoods a few months ago with an agent/police officer looking for property and found some good pockets just north of Henderson and around Horizon Ridge Parkway.

Prices are still on the rise, and if Buy & Hold is your plan, perhaps do some more research, get that license, and wait until the slow-down that is on the horizon (slow-down, not crash).If you do decide to jump in on a Buy & Hold deal, just keep in mind, on SFRs you will spend 2-3 months of your Rental income on average on Taxes in this state; there are opportunities out there, but you need to look hard for the right buy and remember it's all about solving problems!

A little about myself: I have a full time job in healthcare and am looking to broaden my horizons and learn about RE investing.  

My job is also driving me towards an early death - or a 25 to life for aggravated manslaughter because  I'm so fed up at this point. but I may have pending health problems on the horizon, and not having health insurance is scary =(

And right now, there is only one comparable home for sale within a 2 mile radius (it just came on the market this week--I'll keep an eye it).BTW, my desire to sell early is largely to mitigate the interest expense for the construction loan, which I expect to be about $100k over a 20 month expected building horizon.  

Anyway, not much success in this area, but I am still pursuing that area, but now I am also trying to broaden my horizon with real estate investing, but starting out small with wholesaling.

I am motivated and ready to expand my horizons, make some friends, and close some deals!
