Las Vegas neighborhoods
Hi,
Can people who have expertise in Las Vegas market please recommend a few class A/B neighborhoods? I am primarily looking at positive cashflow SFHs.
Currently the markets seem quite overbought but I am looking from a longer term perspective.

As others have said, Summerlin and Green Valley are generally nice Class A neighborhoods, but you indicated you wanted positive cashflow SFHs, which will be exceedingly difficult to find in Class A areas. Rent rates in Las Vegas have risen with property values, but not at the same substantial pace, so finding cash flowing properties without significant down payments is problematic in Class A/B neighborhoods. Las Vegas itself is also highly compartmentalized, some streets are OK and the next street over can be crap. I highly recommend you find someone local and knowledgeable to work with, as I can't give you a generalization to suit your investing needs.
