Several years ago (like 35 years ago...) when my dad was prepping a house where the tenants left in the middle of the night, I found some underwear that were soilded with blood and stool.  

Being on the hook for over 600k to only make 2k per month is too risky for my blood!

Then he says after I am done can I flood the basement , put in pool chlorine and a pump to circulate it to kill the cat urine smell since he has to use the existing foundation , and to bleach the rest of the house . 

You also have maintenance, changing light bulbs, mowing the lawn, shampooing spilled wine/blood stains out of the carpet. 

I've been into real estate investment since I was a teenager and helped my dad on his properties -- I guess it has always been in our blood!

Remember when there is blood on the streets, BUY BUY BUY.I would like to just make one more statement and i will end the rant lol.

Too cold for my southern blood these days, but I enjoy being from Long Island.  

My grandmother, on the other hand, had investing in her blood - and she used to say "I don't want to own everything, only what's next to me."

It seems like everyone just want to circulate your list and it comes back to you with an even BIGGER price tag. 

I believe it is Warren Buffet who says to buy when there's blood in the street and sell when everyone else is buying.I'm on the same track as you, switching from an appreciating market over to a cash flow market.
