There are cheapo AMCs out there, and the lender can pick the AMC, but if you go this route to save $75 or $125, please don't make a thread complaining when the appraiser does a half-arsed job and the property doesn't appraise - that's a "you got what you paid for" scenario.

There are plenty of more established / less variant neighborhoods as well. 1% deals kinda grow on trees here, 2%+ deals can be found with a little work simply picking off the MLS.

If you were to buy in better areas than I do from wholesalers, auctions etc you can probably pick up a decent property in the 35k range and get all in for 50k, maybe 45k but I don't see any turnkeys companies finding a venture in this range to be profitable.
