I do understand I went from the top tier tenant that will pay the most for the perfect setup down to the unit that can be paid for with section 8 and will attract a lessor tenant or someone single / new young family / retired / disabled / fixed income etc.Here's the deal figures With closing paid , seller counters 10k above my offer, 6% VA loan, no points Does the property lacking those features make it a deal breaker ?

Thank you,BobState to state, the laws vary, but this is applicable in CA.Tread carefully, disabled parking is highly regulated and if you change one spot you might have to bring all sorts of things to code.

I also am disabled veteran so no funding fee when I purchase.

Honestly my mom has Section 8 and is Disabled so she does not have the means to qualify for a loan.

Number 2, whether or not you have a VA disability rating, check with the Texas Veterans Land Board VLG.texas.gov for information on your VA loan, you may get a below-market rate.  

He filed for Chapter 7 and got a stay and than told the judge he is waiting for disability because he had surgery. 

The judge likely took their disability into consideration.It's not your responsibility, but I would try to communicate with the Tenant.
