In my particular area, Non-Realtors all have access to the MLS, however, just 45 miles South of me in the Colorado Springs market, you must be a Realtor to gain membership access to that MLS.There are other, more subtle differences, primarily in the areas of education and other minutia, but the above are the differences that I can think of that might matter.BTW - I have NEVER had one client ask me if I was (or was not) a Realtor, which continues to tell me that most clients either don't care, don't understand the differences, or if they do, don't see it as an advantage or disadvantage one way or the other.  

You should be installing the same kitchen over and over again, with subtle differences, 2 -Floors = Go to your local supplier, and price materials. 

However, my favorite real estate book, though it has nothing to do with processes, is Am I Being too Subtle by Sam Zell.

I noted in my comment that there is a distinction (subtle but very important) in MA and other non-judicial states which is that there is an element that becomes judicial when you have to get the non-military finding.

Currently living for free while making subtle updates to maximize cash flow upon vacating.

I also loved Sam Zell's book "Am I being too subtle" a bit broader than just commercial real estate but a great read.  

It could be subtle or bold but a fun gimmick is something that might catch a guest's eye when searching for a place to stay.

The unknown issues are subtle and lurk at the corner of your eyes, but never come in full sight.
