It has seen bubbles and crashes but if you sat those out, you would have made some decent capital gains.I can also add that there are a large amount of Asian investors who are interested in California.

I rented to South Asian tenants, and one of the problems I found was the overwhelming smell of curry after their departure.In one particularly bad case, I steamed wash the carpets, and painted the place.

I'm stunned they still have any customers.I use Rentec Direct, every bit as good as Buildium but also has much better support and lower (and stable) pricing. 

Be warned that surrounding developing SE Asian countries depend a lot on who you know for regulatory issues and absentee ownership would be tough/risky.

As Ian mentioned in an earlier comment, he invests in both SFR's and syndicates and he is a very prudent RE investor in my view too.
