This last summer I built a new garage, resided and insulated my 6 unit property and stripped siding, reinstalled new and tore down a double decker front porch and rebuilt on a duplex.

It was seriously leaking and the problem was the evaporative cooler was re-installed incorrectly after the roof was done.

My move-out rehab will include: full exterior pressure washing and repainting, full interior repainting, removal of all carpet (and replace with tile), resodding the backyard, filling about 50 nail holes, re-installing hardwired smoke detectors (they removed all of them), and landscaping.

Since they were being jerks, I would hire a licensed electrician for the light bulbs, and have him check to make sure the fixtures were properly reinstalled, might be tempted to have licensed plumber fix the toilet and pay someone to fix the blinds.

Then you get to reinstall the vanity and baseboard, caulk and spackle, and touchup paint.

Of course, tiling means ripping out the baseboards and either re-installing or putting in new, so that's another cost.
