I understand realtors are basically private contractors and they o my get what they put in but with how the market is I don’t want to invest in my license and the fees and programs that are associated with it if I’m bleeding money 

Most out of state investors are better off just acting as private lenders, buying low cost index funds or keeping their money in HYSAs.

Why not just advertise it as a 4 bed/4 bath and promote the apartment as its own private suite? 

Generally as a new fix and flip investor you would want to target cosmetic projects that do not require an extensive rehab budget.
