Considering a STR with a main home and attached apartment- any experience with this?

Hello- I am considering purchasing a property that is a main home (3 bed 3 bath) with an attached apartment over the garage (1 bed, 1 bath) with separate entrance. I only have experience with regular single-family homes as STRs. Has anyone done this before? What are the pros and cons? Would having 2 separate groups on the same property be awkward? Also, how would I analyze the numbers for this deal, because there are various ways it could be used, either separate or possibly all together for a larger group. I am unsure how to accurately predict rates and occupancy. Any insight would be appreciated (this is my first post ever!) Thanks.
