We're not even indoors yet and you've already spent your rehab budget (assuming your 90k price minus their $73k asking price = built in rehab budget).Haven't run any comps but personally I wouldn't pay $73k for that property.

Anthony Gayden $1000 Fine if you do a background check on a tenant

It's probably going to make a lot of places worth less vs worth more (Homes in Dangerous Detroit can be had for $200, Homes in much safer areas cost much, much more--there is a reason for that).People need a place to live indoors--but this is NOT the solution.Los Angeles has the enormous Nickerson Gardens housing complex (public housing) for this sort of population, Oakland should construct the same if they don't already have the same kind of thing.

John S Lewis Solar Panels on potential flip
4 March 2020 | 5 replies
@John S Lewis  a few ideas, some easier than others...1) search lien records through the county2) check the system itself (panels and indoor hardware) for labels placed by the installer in case of service needs, pretty common, then call them up3) see if any neighbors have similar systems and ask them who they used, then call them up4) call local installers and ask whether they worked on that property5) looked up previous owners and ask them who installed, but check with installer about status rather than rely on the foreclosed party's representation6) Don't worry about it?

Arnold B. Guerrero How to find Property Manager and GC for House Hack
18 March 2020 | 1 reply
I figured the extra time indoors would be a good time to hop on BP.I don't work extensively in the residential world, so I don't have any referrals to offer, but I do know a decent amount from experienced investors and it's been said to me many times that, when starting out, it's best to build a portfolio of a few houses that you manage yourself so you can leverage the larger amount of business for decent prices with PMs and so you know how to manage the manager so to say.
