Same concept.There's nothing wrong with educating yourself and making better choices from the start, but you're taking notes as if some magic formula will suddenly appear and make real estate investing a simple, fool-proof process.

Also in non-binding LOI we have confidentiality component where we try to see big key DD items upfront to make sure nothing would majorly affect loan or cash flow of the property before spending maybe thousands negotiating a contract for purchase.Nothing is  fool proof but measures can be put in place to try and limit losses and get rid of loser properties right away.No legal advice given.

So the $1m equity thing may be a rule of thumb in some markets, but A) it's not foolproof, as unless you know what you're doing and keep all operations separate, it can be easy for someone to pierce that corporate veil, and B) in high priced markets, having to have an LLC per property can really be a time and money suck.My attorney recommended a large umbrella policy either way, because as I mentioned above, having multiple LLCs may make you feel better, but they are not by any means bulletproof, and if they are only separate on paper, they won't provide much protection (I'm not a lawyer, but this is my understanding of the guidance I received).

The open/close ones that are new are fool proof almost.The main at the street or wherever it Is located will have the county/city side of the meter and then your side of the meter going to the property.
