Househack Duplex in Mesa, Tempe, Chandler area. What do the numbers look like?

Hi BP fam,

I am curious about a Househack Duplex in Mesa, Tempe, Chandler, Phoenix Metro. Currently live in Dallas, Tx

Duplex because we would like more privacy.

I want to be near Asian Groceries: Hmart, 99 Ranch
Climbing gym:
Bouldering Project Tempe or Alta Boulders in Chandler

Is living in Mesa dangerous?

What do the numbers look like? Is it more STR,MTR or LTR Friendly?

I want to assume a 5% down.

Hey Eric, I'm a licensed agent with an investment brokerage in Phoenix.

I wouldn't say Mesa is the best place for STRs but there are nicer properties in northern Mesa that might have potential.

As far as safety... I lived in Mesa for over 2 years and never felt unsafe, but there are definitely neighborhoods that I wouldn't walk through alone at night. Like I said northern Mesa can be very pretty and downtown is much cleaner than you would expect! All depends on which part of town you're in (homes in Dobson Ranch are always popular).
