I recently bought a commercial condo (retail) and have been going through hoops with the seller (developer) to make changes to make the space ADA compliant. 

Once you've found your target market, start developing your teams (Investor focused agent, Investor friendly lender, Property manager & contractor).

Some things have shortcuts, but developing relationships isn't one of them.

Instead of buying at today’s inflated prices, I develop from the ground up, creating built-in equity and higher cash flow from Day 1.If you’re open to new construction, Columbus has great zoning options and strong rental demand.

Does anyone know, or have a good idea, about the difference in returns on entitling & developing the land for each scenario, with final objective to sell to a builder to build and sell the structures him/herself.  

Generally I look for distressed, development, value add, etc.
