Let me give you a few danger signs to watch out for when shopping for an attorney:If they don't have a paralegal and or Assistant and handle everything themselves (incl. pick up the phone), stay away.If they don't get back to you the same business day, be careful.

And the only 5+ that are not getting picked up are ones that a bank will not sign off on.So you are going to have a property that needs a lot of work and an owner who is desperate. 10k in the bank is not going to go very far at all- trust me on that one.

The re-appraisal added $350k above my purchase price.There are so many issues like this that I feel if a Salesperson cannot incorporate, and can be named in the lawsuit, this becomes a big problem unless the Salesperson can pass on the liability to the Broker that was suppose to supervise him or if the E&O Insurance picks up the tab.If the previous seller were to have sued the responsible party for the $350k, AND the Seller won, I am curious how much responsibility that would be placed on an Agent versus a Broker.Just curious, how much does an E&O Insurance cover?
