However, we have a rehab loan thatis exclusive to us where we will lend you up to 80% of the completed value.Meaning, if you find a house for sale for $30k, but the appraiser says whenyou do the repairs you say you are going to do the house is going to beworth $80k, we will give you up to 80% of the $80k...which would be$64k...if you needed that much to do repairs onNow there are stipulations to that.

The best way to do that is to have your interest in the property stipulated by a lien on the property.

I'll present the offer as cash, but I'll put in the stipulations that I have the right to switch to financing without a financing contingency.If the listing agent and the seller don't say anything, I'll often switch to financing (I close with my own attorney, so the seller's closing attorney probably won't even know).

If you don't have the rehab cash, perhaps you can get a private loan for it, otherwise you may try and ask seller to give you a note for $19k+, have the purchase price be $19k, & stipulate that seller is to give buyer $3k for deferred maintenance.

Don't be surprised if both dust and fogger are used.In a SFH, landlord should be certain to have in the lease that extermination is the tenant's obligation; in a multi-unit, it's almost always going to be the landlord's job.If you don't want a tenant to stay on at the end of lease, be sure to provide all notices as stipulated in the lease, and be sure to comply with all landlord tenant law.

It should say Rental Weatherization look the property up here http://dsps.wi.gov/Programs/Industry-Services/Indu...if its on the list you need not do anything, if it is not, you will need a Stipulation, cost is $55 at closing, and you have a Year to comply, look at the DSPS website to see what you need to do to comply, your gona spend a few hundred bucks to get the inspection done, but its a one time thing. or do what most do and deal with it when you sell the property, I havent seen a DILHR cop yet. but im not advising anything.
