Hopefully you have deep pockets ir some other investor will take it off your hands for a song once normal maintanence is not done.

I had issues with the old farm house and difficult tenants (It's a country song nobody would want to listen too, SMH...) and I tore the place down and the property was essentially idle with the exception of the grain rent.  

one strategy I’ve used successfully in the past is to have the tenant agree to leave in 60 or 90 days and in exchange forgo all rights as tenants.

That said, I wouldn't forgo title insurance ever.
