I want to thank you my mentor (Sterling White), my great property management company partner (Ethosity property management), and Steve Lehman for taking time out of their busy day yesterday to consult me on a deal I was looking at. Without y’all I might have bought a bad deal yesterday. I would have bought a 22 unit for $1.1 milly that is only worth $650k . Thank you Ethosity for confirming that rents are already at market. Thank you Steve for showing me how to look at how much and when a property was last traded for & refinanced. Thank you Sterling for going over my numbers with me to ensure me that my calculations are accurate and my offer price is reasonable. I really don’t know what I’d do without y’all . It is good to have a team that are more experienced than you guiding you to the right direction
