Tiny Home lot feedback/ideas?

I was wondering if anyone could offer insight or experience with a tiny home (TH) rental lot. Forgive me if not the right forum.

I own some acreage that I cash rent for grain and also have a tiny home on it to supplement rental income. I have it zoned as a 1 unit mobile home park through the county in order to get the utilities hooked up and approved. Well and septic given location. Appx 3 acre lot size that has some ag buildings on it that aren't part of the rental agreement surrounded by field. Handshake agreement currently that is working well and I WAS pretty hands off with everything from the start given time constraints and any other poor excuse. Really, I was wanting to help out a young couple just getting started and that's been a good thing for everyone involved. Fortunately, that has not blown up on me and been positive overall. With that in mind and feeling on the other side of that season, I am now starting to see where I can maximize more of the potential with this whole property to include cash flow and leverage opps for possible SFH/MFH in town or other projects.

No issue with current tenants and they are looking to move in the not too distant future.  I had issues with the old farm house and difficult tenants (It's a country song nobody would want to listen too, SMH...) and I tore the place down and the property was essentially idle with the exception of the grain rent.   So the TH was my next foray into trying to monetize other potential in the property with the thought of keeping it low maintenance and the tenants maybe being self selecting if a tiny home is used.   When they move I will have the opportunity to normalize the rent and formalize an agreement with the next tenant. I'm looking into the different options of running this property as just a lot or adding my own tiny home or MH and lot rental in one offering. I am mostly hands off so the lot only rent is the most attractive at this point but open to other possibilities. I feel this would be an attractive tiny home property given the wide open space and central yet country setting with surrounding towns so my focus is on that niche at the moment yet open to all options.  Just finishing the BP Book on Real Estate investing and the ideas are starting to flow.  Thanks for your time and any feedback as well as the BP resources!
