We did clean underneath the mobile home, there was a lot of trash under there, old tenants Christmas stuff etc…. but it only took us 2 hours, used a shop vac and cost less than $200 to do so 👍 Everyone is happy now. 

The benefit is that the owner does not have to deal with the dreaded Christmas Eve toilet back ups and the owner can lean on the expertise of the PM for the full extent of the relationship.

I thought everyone got a trophy now.

We have the addition of the Christmas season, which begins Nov 1 and get almost peak rates for Nov-Dec.

@David MaresThe timeline from our start was originally 7 weeks, but if we stay on track with that I would be listing the house right before Christmas, which is a horrible time to put something up for sale.

Down here in Gulf Shores, you can count on March-October being pretty steady, but November and December can be very quiet outside of Christmas and Thanksgiving.

If your property is vacant right before Christmas, it's going to be much harder to find a qualified tenant who is not desperate to move somewhere than it would be mid-summer.If a property is sitting vacant for 30 days, then I would start to look at the condition, management company, amenities, neighbors/neighborhood issues, price, season of the year, etc. for potential issues.

I buy my tenants a gift card and put it in a Christmas card.
