I would recommend networking with a bunch of syndicators, finding a couple that seem trustworthy, and investing the minimum into a few of their syndications. 

If these are minor repairs, you need to find trustworthy skilled trade workers.

If you put it in the laundry room, then you can also add a camera to watch it and the common area.If that's not an option, consider finding a trust-worthy Tenant with room - and willingness - to put it in their closet or up on a kitchen cabinet.

Since they are going to hold you personally liable for the property, they need to make sure you are financially trustworthy.  

Unless you have a real trustworthy relationship with your tenant....I dunno...most tenants would think that this scheme is pretty sketchy! 

I am also seeking to build a relationship with a quality and trustworthy General Contractor that is investor friendly.  

In my opinion, its never too early to start building a reliable and trust worthy team so would recommend reaching out to some agents!
