I've done installs/replacements on a couple types of flooring, drywall, cabinetry, outlets, ceiling fans, toilets, showers, vanities, and faucets etc. 

Definitions of what is consumable and must be replaced by tenant (light bulbs, faucet aerators, etc.)

If so just clean it up and possibly change the faucet and maybe the hardware (handles on cabinets) and throw down some new linoleum.

Note what cabinets, faucet fixtures, lights, etc. are popular right now.4.

I had two hedge funds go into contract on a few of our assets at full price close in 10 days.. had a fixer in Portland that we got 7 offers on with 4 over ask. all in the last 5 days.also its not like turning a faucet on or off.. especially in Mortgage states were foreclosures are measured in years as opposed to months like Deed of trust states or deeds to secure debt ( GA) which can go through the system in a matter of 3 to 4 months. so it will really depend on jobs and how rentals perform.. the max leverage I got to own 50 doors with no real equity and minuscule cash flow per door per month.. those folks could be in for a rough ride if they have some vacancy issues and are not properly capitalized.

This includes, but is not limited todisconnecting all garden hoses from outdoor faucets prior to freezing weatherand opening cabinets under fixtures that are adjacent to outside walls to allowwarm air circulation near water and waste pipes. 

Also, an outside faucet with a hose would be helpful for rinsing off the sand before going inside.  

Two questions here:1) I am looking to not be the middleman in the future when tenant's have a maintenance request (ex. leaky faucet, toilet running and etc).

The Faucet is loose,sprayer is broken and leaks, missing its mount.
