Austin, TX Bathroom Remodel

Hi everyone,

I am currently doing a live in flip, trying to do a lot myself but hiring out for some of the larger projects.

I have had two contractors in to look at doing a remodel of one small bathroom (5'x7'). The SOW includes the following:

  • Removal of tub wall tile
  • Shower wall tile installation
    • 12"x24" tiles to ceiling
  • Install of frameless sliding glass door
  • new shower liner and pan
  • backer board install
  • Waterproof membrane all inner areas
  • New faucet install
  • center drain install
  • shower niche
  • popcorn ceiling removal
  • new texture and paint on valls and ceiling
  • bathroom floor install
    • Same 12"x24" tile
  • baseboard install
  • new vent and heater install
  • Install GFCI outlet

I was budgeting anywhere from 2,000-4,000 for this work (materials + labor) but both quotes have come in much higher- $10,000 and $8,500.

My question is, are these reasonable quotes for the area? Was my budget way off or are the quotes I've receive way too high? What do you usually spend on a bathroom this size? What could I do to get this finished within my budget?

You are way off. Frameless glass will run you 1500-2500 alone. Good tile work for tub surrounds is pricey as well. Materials alone will be 2k when factoring in fixtures/paint/prep material etc..

No decent contractor is working for cheap in Austin because they do not have to. You def need a bigger budget.
