Having tenant contact vendors directly

Hello BP Community,

I am looking to improve my processes and my lease. Two questions here:

1) I am looking to not be the middleman in the future when tenant's have a maintenance request (ex. leaky faucet, toilet running and etc). Currently, the tenants contact me and I contact the vendor. This results in back and forth with scheduling. I have an idea on what to do but was just curious to know how you handle these request or recommendations you have for streamlining this process. 

2) I am looking to add a section to my lease regarding tenants contacting vendors directly. If you have a section of your lease mentioning tenants having to work directly with vendors for maintenance requests, what does yours say?

What I do is when I get a repair request I call the vendor and give them the tenants contact info and they coordinate when they can do the repair.

This way I vet and approve repairs but limit being in the middle too much.
