By the way those properties minimum are 25% down and likely to go to 35 to 40% down if not BBB- or better investment grade tenant.Not trying to squash your dreams but I look at between 500 to 1,000 om's and flyers a week for my clients nationally for NNN retail STNL and MTNL.

I look at between 500 to 1,000 properties a week for OM's and flyers with my office worker who pre-scrubs them with the criteria I give him.

Also if they say market vacancy is 3% in OM that could be bull also.For instance if you have 10 tenant all equal in size to 2,000 sq ft you have a 20k sq ft building.

@Eric Berkner every property has a unique amount of "hands-on" management it may require.Forget what is in the OM and budget based on what will be required to execute your business plan.Class C properties may need more daily supervision and Class A properties require more prompt and high-quality customer service.A good property manager can make or break the deal so don't skimp on that front.

With any asset class in any listing service (MLS, loopnet, even OMs from brokers), you never want to take reported income or expenses too seriously.
