I got nervous by watching AirBnB, seeing tons of available properties that had no bookings for months and months at a time.

I wouldn't be nervous about turn over. 

Part of me thinks because the "sticker shock" of higher interest is slowly dying down OR the fact that landlords are all nervous about the rent control rumors swirling around and quickly trying to play catch up and get their rents to/near market value.

We only ever know what posters post on BP, and when a post starts out with "I only have $50,000 of liquidity I can comfortably invest in real estate" - I get nervous for them =)We'd all love risk free returns of 10-20% but there is no such thing

Put up a for sale sign so they're enticed/nervous/encouraged to purchase?

I'm a little nervous about using hard money if I don't have an immediate exit strategy.

We found properties we liked however in order to cash flow, we need to do good negotiations since the price we will offer will be much less than what seller asks.. it will be our first investment and we are excited and nervous. 

There is no doubt about it that you can find higher returns in other areas, but I just get nervous about states that protect tenants too much and treat all landlords like they are rich and greedy vampires trying to suck every dime out of the little guy.
