Like people have said there are good and bad parts of almost every town but you just have to do your homework, roll up your sleeves and do the research, sometimes even drive through the neighborhood if possible to see what or if it is an area you feel is worth your time & effort.

you live it and work it.. there is no question that a local who wants to roll up their sleeves and has the skill set to deal with that tenant demographic can make it work.where this falls down and is a terrible investment for buy and hold is when unsuspecting out of state investors buy them thinking that they will perform as well as a A or B class.. but just make more money in the cash flow return scenerio.. ergo greed leads them to buy those instead of the nicer properties that for an out of state investor will in the long run perform far better than a war zone property.Its very hard to find a PM that will work war zones...

While you can capture long-term capital appreciation, you will end up relying upon it to make your nut.For my own money, I invest in rental properties elsewhere.However, if you're the type that likes rolling up his sleeves, this is a great buy-and-flip environment.
