The war zone

hey BP family I'm a newbie in wholesaling I'm still trying to find my way to know the do's and don'ts. Is there still money to be made in the war zone houses or investors won't even step foot in that area?

The thing with 'war zones' is that the prices are still pretty low. So, those aren't the areas for flipping, because a rehabber wouldn't find end buyers at 50K. Very difficult for any buyer to find mortages at that price range. And if they have the cash, they wouldn't want to live in that area. 

Now, those so called war zones can be cash cows for buy and hold investors. So, if you find the type of rehabbers, that want to sell turnkey to landlords, then those might be the people that you could wholesale to. 

But, keep in mind, that you'll have to keep your profit marking low or you won't find buyers. They still have to be able to make money after renovating.
