I will leave it to you all to be landlords plus I am too old and don't like it particularly.. too dull and money with leverage is too small. 

I wondered if anyone could be more creative than I was in finding a solution to this challenge as my answer was a dull buy and hold and keep forever with conventional finance . 

The homes are also in the direct path of planes landing at Dulles airport so it's very noisy all day and night.

@Will Barnard We received a dull diligence report actually showing HMR R-2 is a more conservative probability for the zone change, but HR R-3 would yield a better return.
