I comb craigslist's ads to get a feel of the different companies, weeding out the poorly designed ads, or the ones with no photos.

I would recommend going over your contract with a fine tooth comb.

And @ Brent Combs incorrectly states that the property is receiving an 11% cap rate. 

I've read every handbook there is and combed through all the laws.

All I can suggest @Anthony Lewis is to look through your lending documents with a fine tooth comb and maybe the answers you are looking for are in there.
