I have a great one in Kansas City for over 15 years that I've used multiple times (only auto loans however), but hoping to branch out locally as I begin my investor journey in Arizona. 

I do feel like Haverhill is much in the "path of progress" than comparable areas like Lowell and Lawrence, so it's a city on my radar for sure.

The City I invest in has a somewhat outdated rule that states an emergency contact must reside within 60 miles of the residence. 

You don't need to find the best city to invest in the US.

Even the stagnant growth cities still tend to appreciate at par with inflation and see rent growth, so I wouldn't count those out.

Hey @Anthony Zotto, this question tends to lend itself to be state, city, regulations specific as the rights of tenants/property owners vary, which you probably know.

I'm not sure if the program is still going on, but has definitely revitalized a lot of the area when it was once destined to follow the way of other older cities that are aging out of existence both in terms of people and property. 

The logistics are simpler since as you get 4-5 turns/year and it isn't affected by the city ordinance on STRs.

I'm a little hesitant to get into the city of Syracuse.
