Also I'm not trying to dash any hopes, because if the laws haven't changed then someone older can enter into contracts and complete the deals.Also, wholesaling is just "A way to build capital", and definitely not easy by any stretch.

That makes no sense. 13 years to recover that added cost makes no sense.If the property doesn't dash flow without doing the added DP, then the property isn't worth buying.
