The architect had two closets and a small but very efficient bathroom.

I charge a pretty penny for my VRBO so I don't worry about toilet paper, paper towels etc.I go to Sams and buy the huge pack and fill up my bathroom closets and don't worry about people steeling TP or paper towels.

Large master suite w/ walk-in closet, 3/4 bath with spacious walk-in shower.

And if it's in both units you can buy a couple of extra boxes for the inevitable cracks and store them in your closet.  

There were a few waterworn floor boards (near the kitchen sink and in the closet) - if I had to estimate, max 5 sq. ft. in a 500 sq ft. room.

It includes the common repairs we have found -- fist holes, broken bi-fold closet doors, trash left in units (we charge for dump runs).Some localities do not allow LLs to charge for their own labor, some do.  

4 plants is one light in a closet not your entire rental turned grow warehouse.Maybe take a puff and deal with it when it arises?

There was also mold in the basement closet and a couple of jackets had mold and some shoes.

Hall bathroom had 7' ceiling, we opened it up to a 10' , located toilet to end, relocated linen closet behind door, to add vanity.
