The PM would likely testify as a witness in the proceedings about things like unpaid rent or other lease violations (or whatever the basis is for the UD lawsuit) so the owner doesn't have to personally appear in court. 

However, the other tenants who reported to the management company didn't want to bear witness and new tenants who moved in less than a month requesting for termination.

I've been chewed out twice by coworkers after handing out bags of Christmas candy and making up a flyer for a department Christmas dinner - they were both Jehovah's Witnesses and were quite offended (I didn't know, was just trying to be nice).

rejection in many forms is SOP for door knocking  direct mail any type of advertising really.My first job way back when was selling Fuller Brush door to door.. much like being on a Mormom missions or a Witness coming to your door.. or selling magazines.. etc.good advise above.. when you knock on the door ALWAYS step back.. and down a step if there is one.. 

Find a realtor who works in the niche your looking for and get set up wits some emails, and go look at some.

I am considered to be an expert witness in cases regarding, garage space converted into habitable space.

If this goes to court I assume I will be called as a witness for the insurance company?

Landlords do not need to appear in court unless they are a witness.
